What is a Termite and Dry Rot Report? What kind of pests and problems are you looking for? Am I required to have an inspection? How much does it cost? Does my report expire? How will I prove to the mortgage company that I have corrected any problems?
| What is a Termite and Dry Rot Report? |
| A wood destroying organism inspection report, commonly known as a Termite and Dry Rot Report, is a written record of a visual inspection of a home based on what was visible and evident at the time of the inspection. The three areas that are of primary concern are 1) Wood destroying organisms, for example, here in the valley, carpenter ants, dry rot decay fungus, wood boring beetles and termites; 2) Conditions favoring wood destroying organisms, such as water under the home or inadequate crawl space ventilation; and 3) Damage that has already occurred from wood destroying organisms, for example wood framing which has lost its structural integrity due to the activity of wood destroying organisms.
The Termite and Dry Rot reporting format we use was created by the Oregon Pest Control Association and is the most widely used reporting format in the state. Reports are a minimum of 7 pages in length and contain the Standards of the Industry to help you identify the information you should expect to receive in your report and the limitations of the report.

| What kind of pests and problems are you looking for? |
| We are looking for insects that destroy wood such as carpenter ants, subterranean termites and wood boring beetles. The termites and beetles are usually never seen by the homeowner because they are not readily visible to the untrained eye. The carpenter ants often are seen swarming into the home in the spring or are found by homeowners on their walls and floors. All of them bore holes in wood and weaken their structure.
We also look for the fungus that is usually called "dry rot" but is actually caused by moisture. It grows through the wood and destroys its structural properties in order to use it as food.
The problems we look for are water leaks, wood in contact with earth and drainage and ventilation problems, all of which are conducive to the growth of fungus or create an environment in which insects thrive.

| Am I required to have an inspection? |
| Most mortgage lenders and real estate appraisers will require a pest and dry rot inspection before the sale of a home. Also, in Oregon, if you are buying a house, you will want to know what kinds of problems the house has before you buy it. Some damage can cost thousands of dollars to repair.
As a homeowner, you want to keep your house in top condition. An inspection every three to five years is recommended in order to stop the problems before the damage occurs.

| How much does it cost? |
Our fees for houses or apartments in the Eugene-Springfield area are $150.00 for a single family residence and $210.00 for a duplex. If you are outside of our main service area (see map) additional travel fees apply. If the repairs required on the report are completed by another company, the fee for us to re-inspect the work is $120.00 for a single family residence and $160.00 for a duplex. Payment is required for all inspections at the time of the inspection.

| Does my report expire? |
Because conditions can change considerably within short periods of time, no report should be relied upon for the closing of real estate transactions that is four months old or older.

| How will I prove to the mortgage company that I have corrected any problems? |
If our firm does the work, we will issue a Completion form when the job is completed. There is no additional cost for the Completion. If other parties do the work, they will be required to sign a Third Party form stating that they have completed the work and that they guarantee it. For $65.00 for single family residences or $85.00 for duplexes we will re-inspect their work to determine if they have satisfactorily corrected the problems we reported. We will issue a Completion based on that re-inspection, or if you do not want a re-inspection we will issue a completion "Based on Third Party Only, No Re-inspection". The last option is often not acceptable to the buyer or the mortgage lender.
